Private Residential Tenancies Board

The Residential Tenancies Board is the regulatory authority for the rented sector, established under the Residential Tenancies Act, 2004.


All tenancies in the state must be registered with the Private Residential Tenancies Board (PRTB) within one month of the start of tenancy. The PRTB has unfortunately hiked its registration fees for tenancies from the start of 2011. Normal cost of registration is €90. Late registrations are charged at €180 while multiple tenancies in the same building can be registered at the same time for €375.

Fines applicable for failing to register a tenancy are up to €3,000 and / or up to six months imprisonment.

Both tenants and landlords (or their agents) have to sign the form, including their PPS numbers and all relevant details. 

Should a dispute arise, both landlords and tenants can avail of the dispute resolution service provided by the PRTB. This process involves three steps - mediation, adjudication and a tribunal.

In mediation, a PRTB mediator attempts to find common ground between the parties who may amenably agree to a resolution of the dispute as a result.

Otherwise, a PRTB adjudicator examines the dispute and makes a judgement.

If either party is unsatisfied with the outcome, they may appeal to a three person tribunal who will hold a hearing and issue a judgement. 

Mediation and adjudication are done in private whilst tribunal hearings are open to the public. 

If you fail to comply with an order by the PRTB, it an offence which can be brought to the attention of the Circuit Court for a hearing. 

Unlike court cases, costs associated with paperwork, witnesses, representation, etc. are not normally awarded at a PRTB tribunal.
