Amongst the services we offer are;
Rental appraisal – Our initial appraisal estimates the rental yield possible from a property and highlights any factors which may positively or negatively affect it. Our aim is to secure the best possible rent for a property in any given market.
Advertising – Good news for Owners! We cover advertising fees so there are no hidden additional costs. Your property is promoted free of charge on our own website, a national property website as well as rental lists and in-house promotions.
Tenant vetting – We check all references received and even forward them onto landlords for their own records.
Accompanied viewings – We accompany all prospective tenants on viewings and if necessary, provide any relevant feedback to the landlord.
BER organisation – If you do not have a BER cert, we can organise for a BER assessment with no extra administrative fees!
PRTB Registration – We will register and submit registration forms to the PRTB promptly to avoid unnecessary late fees. All PRTB issues are dealt with as part of our standard management service.
Letting Contracts – Up to date letting contracts are provided with each property and forwarded to Owners as standard.
Legal standards for rental properties – Regulations are constantly changing in this area and where appropriate, Owners are informed so their properties adhere to rental standards.
Rent collection – Routine rent collection is included in our standard management service and outstanding amounts are pursued. This includes sending standard 14 and 28 day notices in accordance with regulations where appropriate.
Maintenance services – Landlords can avail of our in-house low cost maintenance service if they wish which includes routine tasks such as grass cutting, cleaning, chimney sweeping, painting and all other general maintenance tasks.
Repairs – During the course of a tenancy, issues often arise which require external contractors. We have access to a huge range of quality trades and craftsmen to ensure prompt repairs and maintenance are carried out. Quotes can be arranged in advance to leave landlords know of expected costs.
Property refurbishment – Our refurbishment service can take dated properties and upgrade them to enhance their rental appeal. We operate within an agreed and fixed budget so landlords know the cost of any refurbishment beforehand and can budget accordingly.
Annual accounts – If you require a statement of income and expenditure for tax purposes, we can organise this at no extra cost.
Property Inspections – We carry out property inspections and highlight areas of improvement to landlords and tenants where appropriate. Where necessary, follow up inspections will be carried out and progress reports issued to Landlords.
Inventory listings – Prior to every letting, we carry out a full inventory check of the property which is provided to both landlord and tenant to ensure clarity.
Security checks and liaison services – Have a vacant property or a holiday home? We can hold keys, undertake regular security checks or respond to call out alarms for a low fixed monthly fee. Our security portfolio includes all types of residential and commercial property and an initial appraisal identifies any areas that may need securing or monitoring to prevent unwanted access.
Property Consultancy – Unsure whether to buy, sell or rent? Our consultancy service can examine anything from a single dwelling to a mixed portfolio to ensure you get the best return possible at any given time.
